Our specialists conduct thorough inspections of your property on a weekly, biweekly, or monthly basis, ensuring your peace of mind at all times. After each visit, you’ll receive a detailed report via email, complete with photos and a checklist of items completed during the inspection. This report confirms when we were at your home via GPS and outlines exactly what was inspected, providing you with full transparency and assurance.

A detailed Home Watch Inspection Checklist Report including photos, will be sent to clients after each inspection.
Immediate notification to the client if any abnormalities are found.

🏠 Interior Checklist:

• Conduct a comprehensive walk-through of the entire home.
• Verify and adjust thermostat settings; record current thermostat readings.
• Measure the home’s humidity level using a portable humidity/temperature meter.
• Test and operate the home’s cooling and heating systems (AC, heater, etc.).
• Inspect for signs of mold, mildew, and unusual odors.
• Check for leaks, stains, water damage, and any other signs of interior damage.
• Document any damaged or non-functional appliances or systems.
• Inspect for insect and rodent infestations or damage.
• Test smoke and carbon monoxide detectors; replace batteries if necessary.
• Check and reset appliance clocks (an indication of power failure).
• Ensure all doors, windows, and sliders are locked and secured.
• Run water in the kitchen sink and inspect under the sink for leaks.
• Operate the garbage disposal (if applicable).


• Check the reverse osmosis system under the sink for leaks.
• Inspect the refrigerator; verify the ice maker is off, empty the ice bin, check freezer, and record temperatures.
• Examine the dishwasher for standing water and leave the door open to circulate air.
• Inspect the laundry room, focusing on water connections to the washing machine for leaks and corrosion.
• Flush toilets and inspect for proper function and leaks.
• Run water in bathroom tub/shower, sink(s), and check under sink(s) for leaks.
• Securely lock all doors, windows, and sliders.
• Inspect the garage area for signs of attempted access, pests, or damage.
• Check the electrical panel for tripped or hot circuit breakers.
• Inspect the water heater for leaks, corrosion, or other issues.
• Check the water filtration system for leaks and corrosion.
• Ensure all doors and windows are properly secured to minimize the risk of break-ins.

🏡 Exterior Checklist:

• Walk the perimeter of your home
• Check roof & gutters for damage or obstructions (from ground level)
• Examine driveway, sidewalks, and patios for condition/damage
• Examine property to ensure all access points are secure
• Examine landscaping & lawn to determine the level of care provided by lawn service company (if applicable)
• Check the pool, spa, and hot tub to determine the level of care provided by pool service company (if applicable)
• Check lanai access door(s) & screens for damage or attempted access (if applicable)
• Check outside faucets and hoses for leaks


• Identify any visible damage to the home and property
• Look for potential maintenance and repair problems
• Look for obvious signs of corrosion on natural gas pipe(s) and/or connection(s) (if applicable)
• Look for signs of pest infestations and animal intrusions
• Removal of newspapers, flyers, packages, mail, and any other evidence of non-occupancy
​• Check the backflow preventer valve for leaks or corrosion
• Check the HVAC system (visual inspection of the air handler, drainage pipe, and condenser, if feasible)
